The Arizona Regional Multiple Listing Service (ARMLS) recently released its’ statistical report for the first quarter of 2013. I thought I would share some of the information with you. This data is for homes in ARMLS which is primarily the greater Phoenix area.
The number of active listings in the $30,000 to $100,000 price range went from 2,760 in the second quarter of 2012 to 1,470 in the first quarter of 2013. This is consistent with what we are seeing in the market. A few years ago there were a lot of properties in this price range and now there are very few.
The number of active listings in the $100,001 to $250,000 price range went from 6,963 in the second quarter of 2012 to 7,792 if the first quarter of 2013. This is actually an increase although it is less than were available in the fourth quarter of 2012. We are seeing a much larger portion of these homes being traditional sales. The number of short sales and foreclosure properties has been significantly reduced.
