Changes to Mortgage Loan Modification Program

CNN/Money indicates that the government loan modification program has been changed to allow home owners whose loans are for up to 125% of their homes current value to participate. Previously it had been at 105% which was a significant limitation to participation particularly in the Phoenix area.

Ask a Mortgage Expert

Channel 8, PBS, will be airing a show, Ask a Mortgage Expert, on Wednesday, June 17 at 7:30pm. It will include a panel of experts to offer advice to Arizonans facing mortgage crisis. There will also be a phone bank available with nonprofit mortgage counselors and housing experts that you can call to ask your own individual question – 888-329-7088 on June 17 between 5:30pm and 9:00pm.

If you are having trouble paying your mortgage, the first person you should talk with is your current lender. See if you can negotiate some type of loan modification so that you can keep your house and have affordable payments. Listed below are two numbers that you can call for free to discuss your situation and possible options for you. Be very careful about agreeing to work with people who will charge you money to assist you with foreclosure rescue or prevention or loan modification. There are qualified people providing this service but there are also scam artists. The Arizona Attorney General has a document – Top Ten Consumer Scams that has a very good chapter on Foreclosure Rescue Scams.

Additionally, the Obama Administration has implemented a Making Home Affordable program. This program will also provide assistance to homeowners who are having trouble making their payments.

Mortgage Trouble? Toll-Free hotline 1-877-448-1211 available to provide you with referrals to Arizona organizations participating in the National Foreclosure Mitigation Counseling Program. There are over 20 organizations participating throughout Arizona.

Feeling the Economic Crunch? Find the Financial Help You Need. Governor Napolitano’s Family Economic Relief project provides a way to get information out to Arizonans who are facing hardship given the current economic environment. With record home foreclosures, restrictions in the credit market, and increasing gasoline and food costs, what many people need is a simple way to access information and resources for assistance in their own communities. The Governor’s Office has posted the Family Economic Relief project in an easy to navigate format through a feature link on www.az211.gov

If you have started having trouble making your house payments or anticipate having trouble in the near future, you may want to ask for some advice or help. The US Department of Housing and Urban Development has a listing by state of approved housing counselors on their website.

HUD Approved Housing Counseling Agencies for AZ

They also have Tips for Avoiding Foreclosure and a lot of other valuable information. One of the first things listed, which I have heard recommended by others as well, is to call your lender and explain your situation and ask for help. If your lender can’t help, you might want to call one of the approved counseling agencies for advice. There are some new government programs to help struggling home owners and the counseling agencies should have current information about the programs.
