		<description><![CDATA[I was talking with another real estate agent yesterday and he told me he had six offers on a property he had listed.  Since April, most of the time when we submit an offer for a buyer, the listing agent tells us there are multiple offers for the property and asks for our buyer&#8217;s highest and best offer.  Other agents in our office are also seeing the same thing.  We believe that the Phoenix housing market is changing.  Here are a few key statistics recently released by ARMLS (Arizona Regional Multiple Listing Service). The number of homes sold for each of the last three months has been over 9,000.  May saw 9,809 homes sold, an 8.1% increase over May of last year.  This was also the second highest monthly sales figure since August of 2005. Total inventory of homes has dropped significantly in recent months.  May inventory was at 31,661 homes, the lowest number in the past 24 months and 23.4% lower than May 2011.    For comparison, inventory in November 2010 was 45,353. <ul>

<li>A large portion of sales activity has been for properties priced under $100,000.   46% of pending contracts in May were for properties priced under $100,000.    Another 22.4% were for properties priced between $100,000 and $150,000.</li>
<li>Foreclosure and short sale properties continue to make up a large portion of sales and of properties still available for sale.</li>
</ul>
<p>All of this data signals that the Phoenix market area is changing.    We believe there will continue to be significant monthly decreases in the number of properties available for sale for less than $100,000.  We think the lower inventory has already started to put some upward pressure on prices although it may take a while for this to show up statistically.  If more listings start being added to the market in response to the demand then prices are likely to stay fairly flat.  However, we think the lower inventory has already started to put some upward pressure on prices and if inventory continues to shrink we will start to see gradual increases in average prices.</p>

<p>Downtown Tempe is hosting the <a href="http://www.millavenue.com/">Fantasy of Lights </a>in the Mill Avenue district.   From November 27 to December 10, you can enter their <a href="http://millavenue.com/events/window">Window Wonderland </a>contest for a chance to win a $250 shopping spree.</p>
<p>The Church of Jesus Christ of Latter-day Saints has a beautiful <a href="http://www.mesachristmaslights.com/">lights display at the Arizona Temple </a>in Mesa.  This runs from 5:30pm to 10:00 pm daily and is free.   There is usually a half-hour outdoor concert at 7:00 pm.  The Temple is located at 525 E Main St in Mesa.</p>

		<description><![CDATA[Phoenix will soon open the starter line for light rail. It will go from Bethany Home Road north of downtown Phoenix past the Diamondacks and Suns homes to the airport. From there it will go to downtown Tempe and ASU. Ending up in the west part of Mesa. I lived in St. Louis when the light rail opened up and it was a huge success. I look for the same kind of results here in the Valley of the Sun. Now Metro Light Rail has scheduled two meetings to discuss a second line into South Tempe and West Chandler. It will go from Bethany Home Road north of downtown Phoenix past the Diamondacks and Suns homes to the airport. From there it will go to downtown Tempe and ASU. Ending up in the west part of Mesa. I lived in St. Louis when the light rail opened up and it was a huge success. <div><span style="font-size:180%;color:#000099;"><strong>UPDATE</strong></span></div>
<div>I attended the meeting at Corona Del Sol HS last night. Metro did a great job having many display boards and information packets that we could take home. I would say there were about 50-100 people at the meeting. Lots of folks from Metro, Tempe and Chandler to answer questions. The jist of the meeting was to let the citizens know that they are considering four different routes for light rail and/or commuter rail. The Tempe branch of the Union Pacific Railroad, Mill Av/Kyrene Rd, Rural Road and McClintock road with extensions to hook up with the Chandler Fashion Center.</div>
<div>The <a href="http://www.valleymetro.org/METRO_light_rail/Downloads/Publications/Brochures/Tempe%20South%20Scoping%20Brochure%20English.pdf">Scoping Brochure</a>, that we all received goes into more detail and I recommend you read it for yourself. There&#8217;s six extensions throughout Maricopa County that are being considered and you can find information about all of them on <a href="http://www.valleymetro.org/METRO_light_rail/Future_Extensions/Tempe/index.htm">Metro&#8217;s webpage</a>.</div>
<div>Several people asked questions about commuter parking, impact on their neighborhoods, impact on automobile traffic and the roles of each city in determining the final route. There was a court reporter taking the minutes which I&#8217;m sure will be available from Metro soon.
